MLS disclosure for virtually staged photos

This is general guidance from the disclosure on this site. It does not state the rule of any particular MLS, and it is not legal advice.

What we deliver

Room and Form delivers the original photograph beside a file that is identified as virtually staged. The staged image adds furnishings and decor. It is not a photograph of furniture that is in the room, and it is not a renovation.

A note to read, not a ruling for every MLS

North Carolina REALTORS has said virtual staging can be used when it is not misleading and is properly disclosed, and that adding furnishings is different from hiding disrepair. That is guidance to read, not a ruling that every MLS will accept every file. NC REALTORS guidance

You confirm the current rules for your brokerage and MLS, including labels, captions, and whether a staged image may be used as the primary photo. We do not guarantee MLS acceptance, a sale price, days on market, or buyer inquiries.

The before-and-after pairs on this site show furnished rooms in a range of styles. They are not active listings.
